Default How to Pick a Property Management Company?

I have a property management company that is managing 2 of my properties. One of the properties is my triplex and the other is a single family rental property.

So far, I have been very unhappy with their service. I am considering getting rid of this company and here is why.

My triplex is empty. It has been empty, I would say for about a month. They have cleaned out the studio and it is currently being shown and advertised, so they say. But, the one and two bedrooms are not. The reason is, they have not cleaned them out. They want to charge me $1000.00 to clean the one bedroom and who knows what they want to charge me for the two bedroom. It is worse than the one bedroom. Actually, the one bedroom should be in pretty good shape. I knew the previous tenant and she was very neat and clean.

I am going by there tomorrow to look over these apartments and see what kind of condition they are in. I am also meeting a maid service and my maintenance guy to look over the property and let him tell me how much it is going to cost to fix them up. I suspect that I will have to replace the carpet in the two bedroom. That will be costly.

What upsets me is that for the past month, this property management company has not done anything to the one and two bedroom apartments. Apartment complexes, as soon as a tenant moves out, they get people over there to fix them up and get them rent ready as quickly as possible. They even have a goal of occupancy for the apartments they manage. I don't believe that this property company has such a goal.

We will see what happens. I am going to check on the apartments tomorrow and hopefully get them ready to be rented within a week. The two bedroom is usually the one most people want, followed by the one bedroom. In any case, I think this property management company is about to lose a customer.
